5 Steps to Staging Your Bathroom

When trying to sell a home, you really want to “wow!” the potential buyers! In this three part series we will be exploring how to create the glamour effect through the magic of staging.

The bathroom is a very important part of a home, and when staging, you want to showcase its features. Potential home buyers want to see all the space the bathroom has to offer, so it is important not to clutter up the area with loud patterns and objects. Below, you’ll find our five tips to staging a bathroom to “wow” those potential buyers!

1) Declutter your vanity.

The more space the vanity has, the more appealing it is. You don’t want to have it covered in miscellaneous bathroom junk. Instead, put a couple of candles, towels, or dispensers on the vanity. This will show off the space without being overbearing.

2) Add a neutral shower curtain.

A bright or extremely patterned shower curtain can distract from the rest of the room. With a neutral shower curtain, the bathroom looks complete, but nothing is drawing the eye away from the other aspects of the room.

3) Add some decorative towels.

Adding some decorative towels is great for helping the potential homeowner picture what their bathroom could look like. Additionally, the decorative nature ensures that they won’t use them while touring the home, keeping the area looking neat for other visitors.

4) Keep a Roll of Toilet Paper in the Bathroom

This tip is more practical then anything. Visitors to the house may have to use the facilities, and you want them to be comfortable.

5) Decorate the toilet.

The toilet is probably the least naturally appealing aspect of a bathroom, but it can be spruced up with a little decoration! Add a basket with some trinkets in it to the back of the toilet, or some other small, decorative object. It will help to liven up the room.

A fireplace is an excellent addition to any house, and the perfect natural showcase piece when staging a home. With that in mind, it is important to remember not to over-stage the fireplace, as it will take away from its natural appeal. With the following steps, we lay out the basics of how to stage your fireplace, helping to make your home even more appealing to future buyers!

1) Update the features to make the fireplace more modern.

A dirty and old fireplace gives all of the wrong impressions. Take down outdated features, such as a oversize mirrors or tacky garnishes. Repaint old colors with new, modern color schemes, such as white and silver.

2) Add decorations or ornaments.

Adding a candle or ornament next to the fireplace will draw the eye to it, as well as create an atmosphere of “warmth”. Candles are especially helpful, as they help buyers to envision the warmth of the fire without it actually being lit!

3) Use the mantle to create an inviting feeling.

Nothing is more cozy then the image of cuddling around the fire with your loved ones. By adding mantle decorations related to the home occupants, you are helping to create that image for potential buyers.

The kitchen is an integral part of your daily life, so why not make it a beautiful one? Staging the kitchen is a straightforward process, and it’s important to remember not to over stage and distract from the appeal of the kitchen itself. That being said, here are our five quick tips for staging a house.

1) Keep it simple, don’t clutter up the space.

As stated above, you don’t want to clutter up your kitchen space too much. Make sure you are able to show off the kitchen’s natural appeal. After all, the home buyers aren’t purchasing the home for the staging.

2) Add items that inspire the buyers inner chef.

A kitchen is a space for cooking, so why not play up that aspect? Add fruit baskets, decorative cups, and other items associated with food and cooking.

3) Use materials that create an ambiance of warmth and happiness.

No one wants a drab kitchen. Add home decor splashes to the kitchen to spice up the area!

4) Always include wine bottles and vinegar bottles.

Wine and vinegar bottles are great for creating an entertaining atmosphere. It’s easy for potential buyers to picture themselves hosting their friends when these items are around.

5) Include in showpieces, such as wine bottles, glass cabinets, etc. to draw the eye.

Glass cabinets are your best friend. Be sure to fill these with items such as wine bottles or other nice looking china. Cereal isn’t going to impress anyone in these cabinets.

Do you know what your home is saying to potential buyers?

If your house is currently on the market and you want to sell your home quickly, but aren’t sure what you can do to improve your selling chances then you’re in luck. After rehabbing and selling dozens of homes I have learned a thing or two about it takes to help your home appeal to the most potential buyers.

While your home’s features are imperative in a home buyer’s decision making, there is another way you can help your selling chances – and that’s staging your home the right way! People often are remiss to how important staging is for gaining the interest of buyers.

The reality is that you need to commit to creating a space that makes buyers feel like they can see themselves living in your home.

This entails appealing to your buyer’s positive emotions by focusing on their senses: Sight, Touch, Smell, and Sound.  I did a Facetime live on just topic this week that I’m posting here for you to see:

Here are my tips for staging your home to appeal to the most potential buyers and help you sell your home fast!

Your home should be staged with pieces that create a homey environment.

Creating a homey environment sends the message to buyers that they belong in your home. Adding welcome mats and signs with inviting messages is the first step. You also want to be sure to depersonalize your home. Any pictures of your family and friends should be taken down. The goal here is to create a space in which buyers can build attachment to your home.

Avoid using too many contrasting colors.

While dark floors and light furniture or vice versa makes sense, don’t include flamboyant colors and pieces in your staging furniture. You don’t have to feel like you have to hide your personal style but keep in mind you are selling your home to people that may not appreciate your same taste.  

Instead, opt for more neutral colors that appeal to a large majority of people. The neutral colors that I include in my staging are beige, black, gray, ivory, white and tan.   

Don’t underestimate the power of scent.

Believe it or not, a nice aroma can help your home stand out. A great scent creates desired visualizations within the minds of potential buyers. I love to install cotton and fresh linen scented plug-ins in my bathrooms as well as cookie scented plug-ins in my kitchens.

Incorporating scented plug-ins can influence potential buyers to have positive emotions about your home.

Break up spaces with furniture.

Furniture is a must have for staging. For one, furniture helps create the ambiance of the house. Including couches that are soft to the touch adds to the overall sense of comfort you should be promoting.

Second, furniture showcases your home’s livability and allows people to visualize how they might use the space. Without furniture, people will have a hard time realizing what it might look with their own furniture.

Adding furniture in the right places like in the corners of a room helps break up spaces which can make your home look more dynamic.  

Clutter distracts people from seeing the beauty of your home.

Clutter is inevitable, especially if you have kids and pets. However, when you are selling your home you should do your best to decrease the amount of clutter that’s around.

Clutter creates the impression that your home is not clean nor spacious – two very important factors for most homebuyers. Homebuyers want to feel like they can work with space and that they have plenty of it.

Also, uncleanliness signals to homebuyers that the homeowner may be neglecting the upkeep of other aspects of the home.

You don’t have to spend tons of money to stage your home!

Most of what I have shared can be done inexpensively especially in terms of furniture and staging pieces.

How to Renovate Furniture With Paint

I love using paint for everything to give it a fresh, new look. Paint works well on light fixtures, wood furniture, even appliances. However, did you know you can also use paint on upholstery?  Many people think staging a home can be expensive and it can be! Buying inexpensive furniture from secondhand stores and using this method is a great way to add beautiful furniture to your home. It also helps to get it ready to sell!

Here are the steps involved in painting your furniture. Make sure to do this in a small area first to test before going all in. Once you start there is really no turning back!

Chalk paint is a porous so it can breathe. Which is why it doesn’t crack or turn out dry on the upholstery. It dries almost immediately so you don’t need to wait too long in between coats. You can also use it on the wood of the furniture. If you want a shinier look, then put a top coat of wax chalk paint on.

Do It Yourself (DIY)

Materials needed: Painters mask, blue painters tape, spray bottle, chalk or chalk spray paint, large stencil brush, fine grit sand paper, container of water. 

Step 1: Mask off areas you don’t want painted with blue painters tape or have a wet cloth available to wipe off areas as you go 
Step 2: Spray the upholstery lightly with water. This will allow the chalk paint to set in and absorb
Step 3: You can use spray for large surfaces or a brush for small surfaces. If you are using a paint brush, make sure to use a large stencil brush so it allows you to really get the paint into the fabric
Step 4: Allow it to dry then repeat steps 2-3 until you have the color you desire
Step 5: Once the last coat is dry, take your fine grit sandpaper and lightly sand the upholstery until it is smooth  

You now have a beautiful piece of staging furniture for a fraction of the cost it would be to buy new! Accent the furniture by putting an inexpensive throw over the corner (I love TJ Maxx for these kind of items. You can buy a throw for $15) and brightly colored accent pillows (something you can also buy from second hand stores). Lastly, make sure you add furniture pads to the bottom of the furniture so it does not scratch up your new floors.
