The bathroom is a very important part of a home, and when staging, you want to showcase its features. Potential home buyers want to see all the space the bathroom has to offer, so it is important not to clutter up the area with loud patterns and objects. Below, you’ll find our five tips to staging a bathroom to “wow” those potential buyers!

1) Declutter your vanity.

The more space the vanity has, the more appealing it is. You don’t want to have it covered in miscellaneous bathroom junk. Instead, put a couple of candles, towels, or dispensers on the vanity. This will show off the space without being overbearing.

2) Add a neutral shower curtain.

A bright or extremely patterned shower curtain can distract from the rest of the room. With a neutral shower curtain, the bathroom looks complete, but nothing is drawing the eye away from the other aspects of the room.

3) Add some decorative towels.

Adding some decorative towels is great for helping the potential homeowner picture what their bathroom could look like. Additionally, the decorative nature ensures that they won’t use them while touring the home, keeping the area looking neat for other visitors.

4) Keep a Roll of Toilet Paper in the Bathroom

This tip is more practical then anything. Visitors to the house may have to use the facilities, and you want them to be comfortable.

5) Decorate the toilet.

The toilet is probably the least naturally appealing aspect of a bathroom, but it can be spruced up with a little decoration! Add a basket with some trinkets in it to the back of the toilet, or some other small, decorative object. It will help to liven up the room.

With that in mind, it is important to remember not to over-stage the fireplace, as it will take away from its natural appeal. With the following steps, we lay out the basics of how to stage your fireplace, helping to make your home even more appealing to future buyers!

1) Update the features to make the fireplace more modern.

A dirty and old fireplace gives all of the wrong impressions. Take down outdated features, such as a oversize mirrors or tacky garnishes. Repaint old colors with new, modern color schemes, such as white and silver.

2) Add decorations or ornaments.

Adding a candle or ornament next to the fireplace will draw the eye to it, as well as create an atmosphere of “warmth”. Candles are especially helpful, as they help buyers to envision the warmth of the fire without it actually being lit!

3) Use the mantle to create an inviting feeling.

Nothing is more cozy then the image of cuddling around the fire with your loved ones. By adding mantle decorations related to the home occupants, you are helping to create that image for potential buyers.

3) Use materials that create an ambiance of warmth and happiness.

No one wants a drab kitchen. Add home decor splashes to the kitchen to spice up the area!

4) Always include wine bottles and vinegar bottles.

Wine and vinegar bottles are great for creating an entertaining atmosphere. It’s easy for potential buyers to picture themselves hosting their friends when these items are around.

5) Include in showpieces, such as wine bottles, glass cabinets, etc. to draw the eye.

Glass cabinets are your best friend. Be sure to fill these with items such as wine bottles or other nice looking china. Cereal isn’t going to impress anyone in these cabinets.

We all know that the kitchen is the heart of the home. Which is why pairing the right style and finish of cabinets with your beautiful kitchen space is so important. Whether you are looking to update your kitchen or completely redesign it there are a lot of things you need to consider. Luckily, this week’s video features an expert on all things related to cabinets, Gregg Chouinard with Spectrum Cabinets. Both Greg and I will go over the top 5 five tips to consider when redesigning your kitchen so that you can create the kitchen that is sure to blow your family and friends away, and if you are selling your house, buyers as well!

Now onto some helpful tips (courtesy of Greg) for redesigning your kitchen and choosing the right cabinets to create the kitchen of your dreams!

 

1)  Try to maintain existing footprint of cabinets and appliances

Updating the cabinets and countertops goes a long way, but don’t overthink it.  Moving a stove, dishwasher, or refrigerator can be costly, moving plumbing or electrical adds additional trades and permitting.  The existing layout will have electrical outlets where they need to be.  If you plan on moving an appliance, know the costs prior to moving forward.

 

2) Remove soffits/bulkheads for higher wall cabinet heights

If the kitchen has a bulkhead or soffit, consider removing it.  Most kitchens have 30” high upper cabinets and are attached to a soffit when the house was built.  Cabinets are now offered in 36” and 42” heights, giving more storage and giving the kitchen an image of height.  On a 96” ceiling, 36” high upper cabinets will be 6” from the ceiling and allow crown molding for additional décor.  42” high upper cabinets will be touching the ceiling, leaving no gap between the wall cabinets and the ceiling.  42” uppers are considered the premium product.  It gives the most storage space and is easier to install than the 36” high cabinets due to the lack of crown molding (crown installation costs are increased due to the higher skill needed for cuts).  Note:  sometimes the electrical is run behind the soffit at a 45 degree angle, limiting the slack to tuck wiring in the walls, which increases electrical costs. 

 

3) Add an Island or Peninsula for Eat-in Kitchen

If room allows it, an island or peninsula is a great addition.  Eat-in kitchens are the trend and adding a 12” granite overhang on the back side of the island or peninsula create seating.  Keep an eye on your clearances – be sure to allow 36” for walkways.  Make sure the island is worth the work – if your island is 24” wide it will look odd and not be very functional.

 

4) Add a Refrigerator End Panel and 24” deep bridge cabinet over Fridge

Adding a refrigerator end panel makes the refrigerator look like it’s a built-in appliance, and the cabinet above the refrigerator is offered in 24” depth, which allows you to open the doors to that cabinet without having to stand on a chair.

 

5) Add a “Sizzle Feature” to grab prospective buyer’s attention

Adding a wine rack, dish rack, or glass doors to a kitchen will make it stand out to other houses for sale in the same neighborhood.  Adding one feature may $100-$150 to the cost of the cabinets, but will make your kitchen stand out.

Bonus Tips!

1) Remember to not go to go extreme when choosing cabinets. You want to appeal to the masses after all! White shaker is always the safest bet because it’s modern and less expensive than other types of cabinets.

2) Look at what is selling in the area. Most often than not I choose between White Raised Panel when the area’s homes tend to be more traditional or White Shaker when they are more modern. I also add a couple of sizzle factors like a glass door in one of the corner cabinets to create an extra selling point. 

3) Think about contrasts! It helps set a beautiful kitchen scene. White cabinets – darker floor and vice versa.

White Shaker – Modern, most popular cabinet that sells.

White Raised Panel – More traditional because of its raised design

Grey Cabinets – Modern, becoming more popular. Be careful with choosing this type of cabinet because it is a specific look that appeals to certain people.

Cherry Raised Panel – more traditional, on the darker side. Great to use if you have plenty of natural light in the kitchen.

Transforming a 70s Home

Check out the renovation my Team and I finished for one for my properties located in Altamonte Spring, FL. It turned out to be a beautiful renovation at the end of the day and I have to say I am very proud things turned out so well. Learn my tips and tricks on my team and I took this old 70s house and transformed it into a modern beauty!

Exterior

For the exterior of the house, we decided to spruce it up with fresh coats of paint that match perfectly with the brown roof. We painted the body with balance beige and the trim solid white. As a way to add some pizazz to the house, we painted the front door with apple red paint. 

The landscaping was nonexistence before the renovation, so we added edges and tropical plants which helped boost the home’s curb appeal. 

Foyer

We got rid of the ugly front door and replaced it with a french style door. We installed a door handle left over from one of our other renovations and spray painted it with oil-rubbed bronze to give it a classy look. Additionally. we replaced the tiles with ceramic tiles that look like wood not only in this area of the house but throughout.

To create a spacious look, we opted to get rid of the double doors that once lead to the family room. 

Living Room

As you can see, we did away with the shag 70s carpet, dreary walls, popcorn ceiling and huge inch base boards. Now there are ceramic tiles throughout, a knockdown texture ceiling, 5-inch baseboards, and walls that were painted with repose gray (flat finish)  which helps hide imperfections – all of which created a more modern look.

Kitchen

The modern and spacious look continues into the kitchen where we knocked out a wall separating the kitchen from the family room. The cabinets that existed were in good shape so we salvaged them. To add some lightness to the kitchen we painted the cabinets with white and added glass to the corner white shaker cabinets. We also removed the sauffets in the kitchen and raised the cabinets to the ceiling in order to optimize shelving space. Lastly, we put in new stainless steel appliance, replaced light fixtures with brush nickel, hood range 

Wet Bar & Pantry

For the wet bar, we kept the original vanity and modified it bu painting it white, adding brush nickel knobs and saint cecelia granite countertops. To add to the modern look we installed a drop down light fixture. 

Next to the wet bar is the pantry. In order to optimize the space, we got creative and installed barn door that we purchase from Home Depot. 

Family Room

In the family room, we got rid of panels on the wall as well as long beam across the ceiling and added in drywall. Just like with kitchen, we painted the cabinets white and included brush nickle knobs. We also brought the tile into the family room, kept the Milton shelves and painted them along with fireplace white to brighten up the room.

Bathroom

The bathroom was painted with seasalt (satin finish), saint cecelia granite countertops were added and the floors and tubs were reglazed (VERY cost effective).

Swimming Pool

The pool was resurfaced the pool, treated, and several screen panels were replaced or repaid.  Under the awning, we removed the carpeting and resurfaced the concert as well as painted it a nice tan color to match the house. Tropical plants and white rock were added the plant beds to give it a beautiful look.
