1) Use the Same Contractors

If you’ve worked with a contractor before, you may already be familiar with their rates. This can help greatly with estimates.

2) Create a List of Finishes

This helps you know exactly what the finishes are going to cost, as you have used them before.

3) Use General Rules of Thumb

Don’t get too specific until you have the house under contract or have closed. Use general common prices to estimate the cost.

4)  Get the Ages of the Major Systems

This is a big one. Changing an entire system can add a decent amount to your estimate, so it is important to check and see if it is needed.

5)  Contingency

It is better to over estimate then under estimate. 15-20% contingency is a good rule for beginners.

Once the work on the house is complete, it isn’t as simple as just turning the house over to a realtor. While it may seem like the hard part is over, there is still a lot of work to be done.

There are five factors to look at when trying to appeal to buyers:

– Curb Appealing and Staging
– Let the World Know
– Analyze offers
– Manage Time Frames and Expectations
– Communication

Curb Appeal

 Curb appeal and staging sum up the look of the house. When potential buyers arrive, you want to “wow” them! For many properties, staging can be as simple as adding a couple of wine glasses to the kitchen. Also, with higher-end properties, you may want to add furniture. Additionally, landscaping and clean exteriors can help to appeal to buyers who want to see the home.

Let the World Know

Nowadays, social media plays a huge factor in many peoples lives. Before listing a house, you may want to post some photos on Facebook to generate some excitement. Afterwards, you have to decided on what type of listing you want to post. A flat fee listing saves you money in realtor fees, but you take all the calls. Additionally, traditional listings are an option. It is important to look at the property and realize which one works best.

Analyze Offers

While it’s exciting to sell your first property, taking the first offer doesn’t always work out. The buyer may not qualify, or other factors may come into play. You want to look at the contract length, holding costs, and many other factors. The buyer’s success is your success!

Manage Time Frames and Expectations

Time frames are important! Not only do you want to give guidelines for inspections, but also for closing. Additionally, if someone applies for a mortgage, they should also have a reapply time frame should they not be approved. However, it is worth noting that with these time frames, you need to manage your expectations. Let your buyer clearly know what to expect and when to expect it.

Communication

Communication equals cash checks. The buyers, lenders, and sellers all need to communicate. Without communication, problems arise.

Part 5) Top Mistakes to Avoid When Investing

So far I’ve discussed the mistakes most commonly made through every step of the deal. From negotiating the contract with a seller all the way to marketing to sell the property, you have learned all the mistakes you must consider in these different stages and how you can best avoid them. Today, as my “Top Investing Mistakes to Avoid” series comes to a close, I describe all of the checkpoints you want to reach before, during and after closing with your buyer to ensure you have a smooth process to wrap up the deal.

Here are the top mistakes to consider and avoid before, during and after closing with your buyer: 

1. Inform your lenders of the payoff

Every month you will send interest only payments to your lender. The title company knowing this will make it a point to contact your lender to find out the payoff amount. The payoff amount is relative to a specific day (the day of closing). Let’s say we close on the 15th of the month and on the 1st of the month you make your first interest only payment. What happens is the principal balance needs to be repaid. The payoff will actually be higher than the principal amount due to the interest only payments you’re making. It helps if you order know the payoff amount ahead of time. This way you can keep track of what is owed and how much it will take to make the property free and clear. 

2. De-stage the property

If you are closing on your property soon, you will want to coordinate when you will destage it. It is always a good measure to leaving staging to the very last minute (as much as you can). There are always unforeseen circumstances that could arise – that’s life. Thus why it is better to leave your staging items in the house for as long as possible so that you don’t waste time having to restage should your closing be obstructed. On the flip side, you want to make sure you actually destage the house at least the day before closing. Anything you leave behind goes with the property and you just gave your whatever away to the new homeowner!

3. Cancel service providers

If you are holding open houses and showing the property, you without a doubt had utilities turned on, lawn care, maybe even a pool maintenance going. Make sure to let your service providers know someone new is moving in and you need to discontinue their services at a set date. As a way to build rapport with your service providers be sure to pass along the new homeowner’s contact info to them in case they are interested in keeping their services going forward.

4. Review all closing documents

You want to work with an escrow company or attorney that you know, like and trust. The reason why is that these closings have a lot of paperwork involved, especially when your retail buyer is using traditional financing. So if you are the trustee you want to know that the seller has reviewed and approved the closing documents. Did you know that 1 in 2 settlement statements close with errors? I don’t know about you but I like any error on my financial paperwork Review the documents – always!

5. Prepare funding instructions

Always know how you want to get paid. Do you want to receive your funds via check or wire transfer? Most investors choose wire-transfers your money is directly deposited into your account giving you immediate use of your funds! If you go this route, you will need to provide wire-transfer instructions to your closing agent so that they know how to get the money from their account to your account. 

Additionally, when you are working with a partner or co-beneficiary there are times when you need to reimburse yourself back differently. You may have laid out money for one thing and your partner another. You and your partner’s profits won’t always be split up 50/50. Those numbers need to be worked out in advance. If you are using a trustee you need to get what;s called a letter of direction. The letter of direction is an official document that describes how the funds will be divvied up between you and your partner. Keep in mind that the title agent is not authorized to make the decision for you and will be dispersed the funds based on whatever information they have on file. Their goal is to not hold onto your money longer than is needed. If you don’t give them proper instructions via a letter of direction or what have you, this can stale the process of receiving your funds. 

*6. Cancel Your Property Insurance

If you have a vacant house policy, make sure you cancel it in advance to your closing date. You can let your insurance agent know the date you be closing with the buyer and they will get the policy ready for cancellation ahead of time for you.

Part 1) Top Mistakes to Avoid When Investing

1. Don’t Waste Time!

Don’t wait when it comes to getting a contract signed. You only have one shot to get it signed because 1) we are in a competitive business and 2) people change their mind easily. If the seller is ready to go, get the contract signed! Don’t push it off because you think you have time. Long story short – even if a seller agrees to your offer and there are so many factors that could come into play before closing the deal. There have been cases where investors were ready to lock down the deal only to find out another investor came along and managed to sweep the deal from right under them. Chances are good you are not the only investor looking at same property!

2. Not being prepared

Do you have an investor’s kit with you every time you go out to look at properties? You should have a purchase and sale agreement, an option agreement, a lease agreement and even a deed for the transfer of property with at all times. Augie keeps all these documents in his glove compartment! By having these documents on deck, you are preparing yourself for a potential deal. It makes a big difference because you will never stick yourself in a time wasting situation and you can get the deal signed faster! Be prepared when opportunity strikes. You never know when a seller is going to be ready to sign

3. Doing too much due-diligence 

Don’t attempt to figure out everything and anything about the property you are interested in purchasing. In no way does this mean to go into a deal blind but the point here is not to waste time. Wasting too much time on due diligence can actually be counter-productive and you may lose the deal to another investor who is more laser focused on closing the deal. In order to cut back on the amount of time you take doing due-diligence, we recommend taking a look at Zillow.comRealtor.com or Trulia.com. These websites offer basic information about properties as well as provide a ballpark value of their worth. We also recommend visiting your local property appraiser website to verify the owners of the property. You want to make sure you are meeting with actual owners and not some cousin of the owner – which believe it or not HAS happened! After you get through these initial steps of research,  go meet with the seller, negotiate your deal, and get your contract signed. Once your contract is signed you will usually have a period of time to do further due-diligence on the property such having an inspector make an assessment of repairs. The period of time you have for due-diligence is always specified in your contract and is agreed upon by you and the seller. I usually set a period of 10-14 days but again this all depends on what works for you and the seller. Whatever the case may be – don’t wait till close to end of your inspection period. Inspectors and contract scheduling can be tricky because there are so many moving parts here. Get things done as early as possible so in case the property winds up being too much of a burden or not making sense financially, you can easily back out.  

4. Having Poor Skills

You’re always having to improve your skills. Sellers want to work with investors who appear confident and capable. You should also be able to answer any and all of their questions. In my business, we handle objections all the time, people have questions and concerns that need to be addressed and being able to answer their questions on the spot and appropriately enables you to build trust with them. Keep in mind, you don’t gain skills just by reading a book, you have to get out there and practice.  Skill development is so important because it helps you develop mastery and as you become a master, your confidence grows and grows!  Augie and I recommend enrolling in a coaching or mentorship programs this way you have either a person or group of people to hold you accountable for developing your skillset. 

5. Not Listening to the Seller

Listening to a seller is really critical. Investors often make the mistake of throwing out offers and hope they spark interest in a seller. Other times investors are so focused on closing the deal that they ignore the reasons why a homeowner wants to a sell their home. Being aware of your seller’s needs is important because even though you might feel like you are providing them with a sweet deal, their mindset may different.  You must listen carefully to the needs of your seller to ensure you are on the same page with them and to avoid any last minute worries and concerns that could lead to the deal falling through. One of the best ways to improve your listening skills is to develop empathetic listening. This requires you to put yourself in the seller’s shoes and do your best to understand their needs. If you are able to do this, you will have better foresight into how you can structure your deals so that they are panned out between you and the seller.

Through my experience in real estate investing I have made many investing mistakes that I wish I had been able to prevent. How to Properly Paint Your Walls

In the video above, I walk you through how to properly paint your walls, what color of paint to choose and some helpful tips to get the job done without any mistakes. For purposes of this blog, we focus on how to paint a block-wall as well as offer advice on how to paint interior walls.

Materials You Will Need:

  • 9-inch roller
  • 3/4 inch nap – for heavy texture  
  • slanted 2-3 inch paint brush for the edges
  • Painter’s Plastic
  • Masking Tape

My Go-To Paint & Colors:

For interior walls, I use Super Paint from Sherman Williams. The Super Paint comes mixed with paint & primer.

For doors, trims, and walls in the garage, I opt for Basic Latex – Pro Mar 700 from Sherman Williams. This paint has a nice, flat finish.

Because I flip 2-3 houses a month, I try to keep things simple by using the same color paints. This eliminates any time wasted on decision making and helps move the project right along. I almost always play it safe and use Pure White for garages, doors, and trims, while my interior walls are painted using Repose Gray which gives your walls a neutral and modern look. Lastly, I have my bathrooms painted with some sort of satin paint to prevent the potential of water stains. 

Here are the simple steps to Painting Your Walls:

Step 1: Prepare the area you will be working in by covering windows, doors, ceilings, and floors with paint’s plastic and masking tape. 

Step 2: Check for any holes or cracks. You want to look to see what type of texture is on the wall first. For example, if the walls have orange peel texture, you are going to need to sand them down before you can apply a coat of paint. On the other hand, if you are painting blocks walls you don’t have to worry about sanding them down but you will need to fill any holes with cement. Additionally, you will need to “feather” your block walls to remove the film of white ash that sometimes develops over. Blotting a wet sponge over the block walls will do the trick!

Step 3: Before you apply a coat of paint or shoot texture onto your walls, be sure to apply primer. By applying primer you will create a smooth and layer for which your paint will spread over and bind to. Without primer, you risk your paint either not drying properly or coming out blotchy-looking.

Step 4: You are ready to apply your coat of paint. It is always best to start at the edges between walls and work your way inward as well as roll even layers up and down. Keep in mind for interior walls you’ll need to apply two coats of paint before finished and for block walls three. 

Step 5: Let the paint dry. It normally takes at least a day for the walls to fully dry but depending on factors such as the temperature inside the house, humidity levels and overall type of paint it may it could take a longer or shorter time to dry. 

Helpful Tips:

 

  • Choose the same colors that appeal to the mass buyers – this will help eliminate the amount of time it takes to make decisions.
  • Paint walls before adding flooring.
  • Prep the floor’s with painters plastic – basic 9 x 12 ft drop cloth will do the job.
  • if you see imperfections after applying your first coat of paint, don’t panic! Just do another run through with a second coat

How to Modernize Your Ceiling with Knockdown Texture

How to Modernize Your Ceiling

Now that you got rid of your dated and dare I say ugly popcorn textured ceilings, you are ready to begin the process of creating aesthetically appealing ceilings. I am here to inform you that the best way to get your ceilings looking sharp is by applying Knockdown Texture. Knockdown texture is a drywall finishing style and is one of my favorite textures. It is way less intense than popcorn texture but doesn’t exactly play it safe like a simple flat finish. It is commonly compared to orange peel texture, but in my opinion, it’s more subtle and fresh looking.

So what goes into creating a knockdown texture ceiling, you ask? A typical ceiling takes anywhere from 1 – 3 days depending on 1) the size of the house and 2) the number of people working on the ceilings. If you are like me and don’t have the time to go it alone, hiring a professional is your best option. While it is not the most expensive job, it can cost you between $400 – $500 for materials, equipment, and labor. For those of you looking to SAVE money and prefer to do-it-yourself then my easy to follow steps are just for you!

Before you get started, you will need the following tools & materials:

How to Apply Knockdown Texture Step-by-Step:

Prep the House

Knockdown texture is an extremely messy compound and although it is easy to wash away it is better to prevent a mess than having to waste time cleaning it up. If you are in the midst of rehabbing a house then you should always start with applying the knockdown texture to your ceilings before having the floors and walls done. If the house is lived-in then you could either remove all furniture and exposed items or simply covering everything in the house with drop cloths or rosin paper. 

Mix the Spackle 

My contractors typically buy the (ready-to-go) pre-mixed spackle but if you decide to buy the regular type you’ll just need to add water to it. The amount of water you add will depend on the consistency of the drywall mix. You want to avoid creating a mix that is too thick or else it won’t spray well. As Eddie likes to say, the consistency of the mix should be akin to pancake batter! 

Set Up Your Equipment & Tools

Now that you have your spackle mixed to the right consistency, you will then set up your equipment & tools. For this project, you will need a drywall hopper gun and an air compressor which attached to each by a long hose that comes with the compressor. Once your equipment is hooked up, you will need to calibrate the air pressure on the hopper gun according to the amount of texture you are applying to the ceiling. The best way to know if you calibrated the air pressure right is to do a test run on a blank piece of drywall. You will know the pressure is right if the texture is shooting out smoothly but if you are still unsure a safe PSI is 25. 

*It is important to note that when selecting a drywall hopper you purchase one with a long trigger as oppose to a short trigger. Short triggers will create an orange peel texture while long triggers get the knockdown texture look just right.

  

Spray Away

So you made it this far and now you are ready to apply the knockdown texture to your ceilings. After you fill your hopper with the mixture, you will proceed by mounting the hopper over your shoulder and hitting the trigger to spray. Keep the hopper at least a foot away from the ceiling to avoid over-spraying any one area. For time efficiency, it is best to spray in blocks of about 3 – 5 sqft and remember to keep the gun in motion so that you don’t have heavier looking spots than others. You will also notice later as you are knocking down the splatter with your knockdown knife, the texture will spread automatically, thus why going lighter on the spray is key. 

  

Knock it down

After the texture has been applied to your ceiling, you will wait 10-20 minutes before knocking down the texture with your knockdown knife. Keep in mind the texture dries and hardens quickly depending on the room temperature so go with your best judgment. At this point, you will take your knockdown knife in straight, overlapping movements. Start from the edges of the ceiling and move inward until the entire surface area of the ceiling is knocked down. Be sure to keep a damp rag on you to whip of any build up of spackle on your knockdown knife. The goal is to create a textured ceiling that appears smooth. 

Apply Paint

At last, you can now paint your ceilings. I usually apply pure white or extra white paint to my ceilings and opt for repose gray for my walls. Depending on the temperature inside the house as well as the humidity, your ceilings can be ready in as little as 3 hours.

How to Remove Popcorn Ceilings

The 80s style is totally IN, however, popcorn ceilings are as outdated as an 80s perm. Some things just need to stay in the past, wouldn’t you agree? Popcorn Ceiling Removal can seem like a DAUNTING & EXPENSIVE task but don’t fret, below I have laid out how to remove popcorn texture ceilings by hiring the right contractor or by following these simple steps if you’re the DIY type!

Here are the steps to take when removing popcorn ceilings:

  • Prep the house before starting your project – in other words, cover everything in the house with plastic to avoid dust getting on everything because removing popcorn texture is going to create a mess. If you can remove popcorn while the house is vacant, it is easier and you will avoid dusting up grandma’s old vintage china hutch you received. 
  • Spray the ceilings with water. It is best to start section by section and layer by layer. Really soak the ceilings with a good amount of water. Some popcorn texture will be harder to remove than other’s so water will be your best friend to getting the hard stuff off
  • Now scrape the popcorn off using a popcorn scraper and some elbow grease!

Depending on whether the ceilings are painted with a flat paint or semi-gloss it could come out easy to do and vice versa. Flat paint is much easier to remove!

Safety & Precaution

Safety is important. When sanding your ceilings or any drywall for that matter you want to be on the look out for asbestos. Any exposure to asbestos can lead to different diseases involving your lungs which is why it is important to take precaution before removing your popcorn ceilings. To prevent inhaling asbestos fibers you must where a filter respirator and safety goggles. If you are not sure whether the house you are working in contains asbestos there is a testing kit you can purchase. Lowe’s has an affordable testing kit that you can purchase here. The other option would be to send over a sample for testing. It is also a rule of thumb that houses built in the 60s and older contain asbestos.For houses between 23000 to 25000 sqft. it usually takes a few

For houses between 23,000 to 25,000 sqft. it usually takes a few contractors to get the job done in an average span of 2-3 days. 

What factors increase the cost?

In terms of cost, it all depends on the machines you’re using, whether the house is vacant or occupied, and the type of paint on the ceilings (flat or semi-gloss). On a vacant house, it can cost anywhere between $2.25 to $3.00 per square foot. This cost range includes the scraping and processing of the ceiling as well as the preparation that is involved before applying texture. How to Invest in Real Estate With Little Money

In the final part of the 5 part “How to Invest in Real Estate with Little Money Out of Pocket” series, my good friend/mentor/partner, Augie and I teach you all about private financing, how to use it to buy real estate, and some of the stipulations you should be aware before taking advantage of this financing strategy. 

When to use private lending? 

People who are looking to make a profit. As an investor, you are able to share some of our profits with private lenders in the form of interest. The lenders are there to help your business move forward by providing capital and what they get in return is the interest on the money they provide. 

What is the purpose of using private lending?

Money that comes from a private lender should be used for one of two purposes: property acquisitions OR repairing properties. Private lending is NOT intended to be operating capital! Property acquisitions and property repairs will both add value to an investment. That value allows you to create a profit which you will share with the private lender as interest. 

Who are private lenders?

Anybody can be a private lender so long as they have the funds to lend you and are interested in making a profit through the interest they receive from the money they lend. People that have 401k or IRA accounts. Anyone that has capital and wants to invest it to get better returns. It is important to give them a decent % of the return which will take work on your part to find the right property with the best returns. This will help with negotiating the terms of your loan such as the interest. 

How is everyone protected in the deal when you are using with private lending?

The first form of protection is Loan to Value (LTV). The best way to describe the LTV is the amount of money in the loan divided by the actual value of the property or the after repair value (ARV). For example, say there is a property that has a 70% LTV, and things went south, the lender could turn around and re-sell that property at 80% or 90% of its value so that they can fully recover their investment.  

Another way to stay protected is to have certain documents signed between the borrower and lender. These documents include:

  • Promissory note (IOU). The promissory note dictates that conditions of payments and what happens if payments go into default. 
  • Title Insurance Policy or Lender’s Policy – this lets the lender know that there are no rights or claims on a property. 
  • Hazard Insurance Policy – the lender is named in the mortgage E clause as an additional insured. If there is a claim because of disaster or damage to the property and the claim gets paid, the lender will have full control of the release of those funds to renovate the property.
