1) Use the Same Contractors

If you’ve worked with a contractor before, you may already be familiar with their rates. This can help greatly with estimates.

2) Create a List of Finishes

This helps you know exactly what the finishes are going to cost, as you have used them before.

3) Use General Rules of Thumb

Don’t get too specific until you have the house under contract or have closed. Use general common prices to estimate the cost.

4)  Get the Ages of the Major Systems

This is a big one. Changing an entire system can add a decent amount to your estimate, so it is important to check and see if it is needed.

5)  Contingency

It is better to over estimate then under estimate. 15-20% contingency is a good rule for beginners.

When starting a major renovation process, you are inevitably going to have to hire a contractor? But how do you know what ones are the best in the business? Below, we’ll go over the five steps we use for hiring the right contractor.

1) Licensed

This is important for a variety of reasons, the main ones being legal. You also want to make sure your contractor’s license is ACTIVE at the time you employ them.

2) Insured

Insurance is important for not only protecting your contractors, but also yourself. You will want to add your company or self to the insurance policy as well. This way, you know if they cancel it.

3) Deposit-Draw

Don’t pay all of your money upfront. Find out the deposit required by the contractor for the amount of work being done. Once a certain amount of work is complete, they receive the next payment through the draw schedule.

4) Timeline

The contract states what work must be done by when. This timeline should include rewards for work done early, as well as penalties for work done late.

5) Change Orders

You want to figure out how your contractor does change orders. If you make a change to the contract, it needs to be written down.

How to Transform a 70s Home into a Modern Beauty

Transforming a 70s Home

Check out the renovation my Team and I finished for one for my properties located in Altamonte Spring, FL. It turned out to be a beautiful renovation at the end of the day and I have to say I am very proud things turned out so well. Learn my tips and tricks on my team and I took this old 70s house and transformed it into a modern beauty!

Exterior

For the exterior of the house, we decided to spruce it up with fresh coats of paint that match perfectly with the brown roof. We painted the body with balance beige and the trim solid white. As a way to add some pizazz to the house, we painted the front door with apple red paint. 

The landscaping was nonexistence before the renovation, so we added edges and tropical plants which helped boost the home’s curb appeal. 

Foyer

We got rid of the ugly front door and replaced it with a french style door. We installed a door handle left over from one of our other renovations and spray painted it with oil-rubbed bronze to give it a classy look. Additionally. we replaced the tiles with ceramic tiles that look like wood not only in this area of the house but throughout.

To create a spacious look, we opted to get rid of the double doors that once lead to the family room. 

Living Room

As you can see, we did away with the shag 70s carpet, dreary walls, popcorn ceiling and huge inch base boards. Now there are ceramic tiles throughout, a knockdown texture ceiling, 5-inch baseboards, and walls that were painted with repose gray (flat finish)  which helps hide imperfections – all of which created a more modern look.

Kitchen

The modern and spacious look continues into the kitchen where we knocked out a wall separating the kitchen from the family room. The cabinets that existed were in good shape so we salvaged them. To add some lightness to the kitchen we painted the cabinets with white and added glass to the corner white shaker cabinets. We also removed the sauffets in the kitchen and raised the cabinets to the ceiling in order to optimize shelving space. Lastly, we put in new stainless steel appliance, replaced light fixtures with brush nickel, hood range 

Wet Bar & Pantry

For the wet bar, we kept the original vanity and modified it bu painting it white, adding brush nickel knobs and saint cecelia granite countertops. To add to the modern look we installed a drop down light fixture. 

Next to the wet bar is the pantry. In order to optimize the space, we got creative and installed barn door that we purchase from Home Depot. 

Family Room

In the family room, we got rid of panels on the wall as well as long beam across the ceiling and added in drywall. Just like with kitchen, we painted the cabinets white and included brush nickle knobs. We also brought the tile into the family room, kept the Milton shelves and painted them along with fireplace white to brighten up the room.

Bathroom

The bathroom was painted with seasalt (satin finish), saint cecelia granite countertops were added and the floors and tubs were reglazed (VERY cost effective).

Swimming Pool

The pool was resurfaced the pool, treated, and several screen panels were replaced or repaid.  Under the awning, we removed the carpeting and resurfaced the concert as well as painted it a nice tan color to match the house. Tropical plants and white rock were added the plant beds to give it a beautiful look.

How to Properly Paint Your Walls

In the video above, I walk you through how to properly paint your walls, what color of paint to choose and some helpful tips to get the job done without any mistakes. For purposes of this blog, we focus on how to paint a block-wall as well as offer advice on how to paint interior walls.

Materials You Will Need:

  • 9-inch roller
  • 3/4 inch nap – for heavy texture  
  • slanted 2-3 inch paint brush for the edges
  • Painter’s Plastic
  • Masking Tape

My Go-To Paint & Colors:

For interior walls, I use Super Paint from Sherman Williams. The Super Paint comes mixed with paint & primer.

For doors, trims, and walls in the garage, I opt for Basic Latex – Pro Mar 700 from Sherman Williams. This paint has a nice, flat finish.

Because I flip 2-3 houses a month, I try to keep things simple by using the same color paints. This eliminates any time wasted on decision making and helps move the project right along. I almost always play it safe and use Pure White for garages, doors, and trims, while my interior walls are painted using Repose Gray which gives your walls a neutral and modern look. Lastly, I have my bathrooms painted with some sort of satin paint to prevent the potential of water stains. 

Here are the simple steps to Painting Your Walls:

Step 1: Prepare the area you will be working in by covering windows, doors, ceilings, and floors with paint’s plastic and masking tape. 

Step 2: Check for any holes or cracks. You want to look to see what type of texture is on the wall first. For example, if the walls have orange peel texture, you are going to need to sand them down before you can apply a coat of paint. On the other hand, if you are painting blocks walls you don’t have to worry about sanding them down but you will need to fill any holes with cement. Additionally, you will need to “feather” your block walls to remove the film of white ash that sometimes develops over. Blotting a wet sponge over the block walls will do the trick!

Step 3: Before you apply a coat of paint or shoot texture onto your walls, be sure to apply primer. By applying primer you will create a smooth and layer for which your paint will spread over and bind to. Without primer, you risk your paint either not drying properly or coming out blotchy-looking.

Step 4: You are ready to apply your coat of paint. It is always best to start at the edges between walls and work your way inward as well as roll even layers up and down. Keep in mind for interior walls you’ll need to apply two coats of paint before finished and for block walls three. 

Step 5: Let the paint dry. It normally takes at least a day for the walls to fully dry but depending on factors such as the temperature inside the house, humidity levels and overall type of paint it may it could take a longer or shorter time to dry. 

Helpful Tips:

 

  • Choose the same colors that appeal to the mass buyers – this will help eliminate the amount of time it takes to make decisions.
  • Paint walls before adding flooring.
  • Prep the floor’s with painters plastic – basic 9 x 12 ft drop cloth will do the job.
  • if you see imperfections after applying your first coat of paint, don’t panic! Just do another run through with a second coat

How to Modernize Your Ceiling

Now that you got rid of your dated and dare I say ugly popcorn textured ceilings, you are ready to begin the process of creating aesthetically appealing ceilings. I am here to inform you that the best way to get your ceilings looking sharp is by applying Knockdown Texture. Knockdown texture is a drywall finishing style and is one of my favorite textures. It is way less intense than popcorn texture but doesn’t exactly play it safe like a simple flat finish. It is commonly compared to orange peel texture, but in my opinion, it’s more subtle and fresh looking.

So what goes into creating a knockdown texture ceiling, you ask? A typical ceiling takes anywhere from 1 – 3 days depending on 1) the size of the house and 2) the number of people working on the ceilings. If you are like me and don’t have the time to go it alone, hiring a professional is your best option. While it is not the most expensive job, it can cost you between $400 – $500 for materials, equipment, and labor. For those of you looking to SAVE money and prefer to do-it-yourself then my easy to follow steps are just for you!

Before you get started, you will need the following tools & materials:

How to Apply Knockdown Texture Step-by-Step:

Prep the House

Knockdown texture is an extremely messy compound and although it is easy to wash away it is better to prevent a mess than having to waste time cleaning it up. If you are in the midst of rehabbing a house then you should always start with applying the knockdown texture to your ceilings before having the floors and walls done. If the house is lived-in then you could either remove all furniture and exposed items or simply covering everything in the house with drop cloths or rosin paper. 

Mix the Spackle 

My contractors typically buy the (ready-to-go) pre-mixed spackle but if you decide to buy the regular type you’ll just need to add water to it. The amount of water you add will depend on the consistency of the drywall mix. You want to avoid creating a mix that is too thick or else it won’t spray well. As Eddie likes to say, the consistency of the mix should be akin to pancake batter! 

Set Up Your Equipment & Tools

Now that you have your spackle mixed to the right consistency, you will then set up your equipment & tools. For this project, you will need a drywall hopper gun and an air compressor which attached to each by a long hose that comes with the compressor. Once your equipment is hooked up, you will need to calibrate the air pressure on the hopper gun according to the amount of texture you are applying to the ceiling. The best way to know if you calibrated the air pressure right is to do a test run on a blank piece of drywall. You will know the pressure is right if the texture is shooting out smoothly but if you are still unsure a safe PSI is 25. 

*It is important to note that when selecting a drywall hopper you purchase one with a long trigger as oppose to a short trigger. Short triggers will create an orange peel texture while long triggers get the knockdown texture look just right.

  

Spray Away

So you made it this far and now you are ready to apply the knockdown texture to your ceilings. After you fill your hopper with the mixture, you will proceed by mounting the hopper over your shoulder and hitting the trigger to spray. Keep the hopper at least a foot away from the ceiling to avoid over-spraying any one area. For time efficiency, it is best to spray in blocks of about 3 – 5 sqft and remember to keep the gun in motion so that you don’t have heavier looking spots than others. You will also notice later as you are knocking down the splatter with your knockdown knife, the texture will spread automatically, thus why going lighter on the spray is key. 

  

Knock it down

After the texture has been applied to your ceiling, you will wait 10-20 minutes before knocking down the texture with your knockdown knife. Keep in mind the texture dries and hardens quickly depending on the room temperature so go with your best judgment. At this point, you will take your knockdown knife in straight, overlapping movements. Start from the edges of the ceiling and move inward until the entire surface area of the ceiling is knocked down. Be sure to keep a damp rag on you to whip of any build up of spackle on your knockdown knife. The goal is to create a textured ceiling that appears smooth. 

Apply Paint

At last, you can now paint your ceilings. I usually apply pure white or extra white paint to my ceilings and opt for repose gray for my walls. Depending on the temperature inside the house as well as the humidity, your ceilings can be ready in as little as 3 hours.

The 80s style is totally IN, however, popcorn ceilings are as outdated as an 80s perm. Some things just need to stay in the past, wouldn’t you agree? Popcorn Ceiling Removal can seem like a DAUNTING & EXPENSIVE task but don’t fret, below I have laid out how to remove popcorn texture ceilings by hiring the right contractor or by following these simple steps if you’re the DIY type!

Here are the steps to take when removing popcorn ceilings:

  • Prep the house before starting your project – in other words, cover everything in the house with plastic to avoid dust getting on everything because removing popcorn texture is going to create a mess. If you can remove popcorn while the house is vacant, it is easier and you will avoid dusting up grandma’s old vintage china hutch you received. 
  • Spray the ceilings with water. It is best to start section by section and layer by layer. Really soak the ceilings with a good amount of water. Some popcorn texture will be harder to remove than other’s so water will be your best friend to getting the hard stuff off
  • Now scrape the popcorn off using a popcorn scraper and some elbow grease!

Depending on whether the ceilings are painted with a flat paint or semi-gloss it could come out easy to do and vice versa. Flat paint is much easier to remove!

Safety & Precaution

Safety is important. When sanding your ceilings or any drywall for that matter you want to be on the look out for asbestos. Any exposure to asbestos can lead to different diseases involving your lungs which is why it is important to take precaution before removing your popcorn ceilings. To prevent inhaling asbestos fibers you must where a filter respirator and safety goggles. If you are not sure whether the house you are working in contains asbestos there is a testing kit you can purchase. Lowe’s has an affordable testing kit that you can purchase here. The other option would be to send over a sample for testing. For houses between 23,000 to 25,000 sqft. it usually takes a few contractors to get the job done in an average span of 2-3 days. 

What factors increase the cost?

In terms of cost, it all depends on the machines you’re using, whether the house is vacant or occupied, and the type of paint on the ceilings (flat or semi-gloss). On a vacant house, it can cost anywhere between $2.25 to $3.00 per square foot. This cost range includes the scraping and processing of the ceiling as well as the preparation that is involved before applying texture. In our case, we decided to apply knockdown texture to our ceilings to give them a fresh, modern look. I will talk more in depth about this in my next blog and Facebook Live video so STAY TUNED!

How to Invest in Real Estate With Little Money

In the final part of the 5 part “How to Invest in Real Estate with Little Money Out of Pocket” series, my good friend/mentor/partner, Augie and I teach you all about private financing, how to use it to buy real estate, and some of the stipulations you should be aware before taking advantage of this financing strategy. 

When to use private lending? 

People who are looking to make a profit. As an investor, you are able to share some of our profits with private lenders in the form of interest. The lenders are there to help your business move forward by providing capital and what they get in return is the interest on the money they provide. 

What is the purpose of using private lending?

Money that comes from a private lender should be used for one of two purposes: property acquisitions OR repairing properties. Private lending is NOT intended to be operating capital! Property acquisitions and property repairs will both add value to an investment. That value allows you to create a profit which you will share with the private lender as interest. 

Who are private lenders?

Anybody can be a private lender so long as they have the funds to lend you and are interested in making a profit through the interest they receive from the money they lend. People that have 401k or IRA accounts. Anyone that has capital and wants to invest it to get better returns. It is important to give them a decent % of the return which will take work on your part to find the right property with the best returns. This will help with negotiating the terms of your loan such as the interest. 

How is everyone protected in the deal when you are using with private lending?

The first form of protection is Loan to Value (LTV). The best way to describe the LTV is the amount of money in the loan divided by the actual value of the property or the after repair value (ARV). For example, say there is a property that has a 70% LTV, and things went south, the lender could turn around and re-sell that property at 80% or 90% of its value so that they can fully recover their investment.  

Another way to stay protected is to have certain documents signed between the borrower and lender. These documents include:

  • Promissory note (IOU). The promissory note dictates that conditions of payments and what happens if payments go into default. 
  • Title Insurance Policy or Lender’s Policy – this lets the lender know that there are no rights or claims on a property. 
  • Hazard Insurance Policy – the lender is named in the mortgage E clause as an additional insured. If there is a claim because of disaster or damage to the property and the claim gets paid, the lender will have full control of the release of those funds to renovate the property.

5 Ways to Invest in Real Estate with Little to No Money Out of Your Pocket

Top 5 Ways to Get Started in Real Estate Investing

The real estate market is rife with opportunities to flourish, which is why so many people are choosing to invest their money into purchasing properties. If you play it smart, you can invest in real estate with little to no money out of pocket. There are specific strategies you must follow to do this and I will explain in detail how to use each of them.

These strategies include:

  • Wholesaling
  • Bird-dogging
  • Homeowner Financing
  • Subject 2 Financing
  • Private-Lending

I do want to make mention that when using these strategies you should always keep the seller’s best interest in mind. After all, your relationship with the seller is key to a smooth transaction and may lead to referrals that will benefit you and your business. All five of these strategies can create win-win deals for both you and the seller, and that’s what we are ultimately in the business to do, create win-win solutions!

Here is a brief overview of each strategy. The “Who?”, is the different people involved in the deal. Sometimes deals can get complicated with all different kinds of parties involved so I want to simplify it for you as much as possible. 

Strategy 1: Bird-dogging

Who? Bird dog (You), the Investor, and the Homeowner
Bird dogging is finding houses that look abandoned, distressed or where the homeowner needs to leave quickly and then giving that information regarding the property to an investor. Pertinent information would be the address of the home, the owner’s name and a contact number for the owner, as well as any notes or comments about the house. Sometimes, its difficult getting all of this information so an address may be the only thing you can get.

The investor then negotiates with the homeowner and puts the house under contract. You, the bird dog, get a percentage of the profit on the deal after they renovate and sell the house or you can opt to sell your interest back at closing when they purchase the property for a set price (typically $1,000).

Strategy 2: Wholesaling 

Who?  You, the homeowner, and the Investor
In wholesaling, you find a lead, negotiate with the homeowner, put it under contract with the homeowner, then assign that contract to another investor. Essentially, the investor is purchasing the contract and your rights to the contract from you. The investor now purchases the house from the homeowner and pays you on the closing statement your assignment fee.

Typically you wholesale properties for $3,000 to $5,000 but it can be more. Most sellers don’t know where to find cash buyers or investors, or in some cases are not even aware that they can sell their home if it’s in a distressed situation. With wholesaling, you are finding a solution for the seller by matching them with a cash buyer who can close on the property and get them cash in their hand quickly.

Strategy 3: Homeowner Financing

Who? You, the homeowner, Private mortgage, and Note
Instead of taking out a bank loan to purchase a property, an alternative form of financing is owner financing. In this scenario, you would seek out a property, typically one that has a free and clear property (no mortgage) and purchase it from the homeowner who will hold a private mortgage and note much like a bank does when you get a loan. The homeowner agrees to finance it for you by holding a mortgage and a note. The mortgage secures the loan with collateral which is the house. For example, the note could outline an agreement that says you owe the homeowner $50,000 for the house and you will pay 5% interest with monthly payments of $300 per month at a fix interest rate for 30 years.

This is a great way for sellers to get a better return on their investment than just selling the home outright. If a seller sells their home for $100,000 with 6% realtor commission and 3% in closing costs, they can expect to net $91,000. However, if they hold a note for $100,000 at 5% interest on a 30-year amortization schedule, the principle and interest received will add up to be $193,255.78! Even better for the seller is that it is a completely hand off, passive investment, which means they just collect a check each month and do not have to work for it and no longer have any responsibility to the house.

Strategy 4: Subject 2 Financing

Who? You, the Homeowner, and bank mortgage
Subject 2 financing involves purchasing a house from a homeowner who has a bank mortgage on the property, by taking over the mortgage payments. You will purchase the house by taking over the mortgage payments but the mortgage will stay under the homeowner’s name.

If a seller needs to get out from under the house or can no longer afford the monthly mortgage payments then this strategy would benefit them. You immediately take over ownership and mortgage payments after you close so the homeowner can walk away with a peace of mind.

Strategy 5: Private Lending

Who? You, the Homeowner and Private Lender (private mortgage and note)
Acquiring private lending entails private individuals who are interested in investing their cash into real estate without having to do any work for that investment. This is a private individual who has money in a savings account, an IRA or another account and they want to get a better, safer and more profitable return through real estate investing. They, much like the homeowner financing strategy, will hold a private a mortgage and note on the property or can have an interest in the deal as an equity participant. You are given the cash to purchase the property, and in exchange for that cash, you pay them interest, cash flow, or equity, according to the agreement set forth in the note.

In Summary:

Each strategy offers a unique way of getting started in real estate investing without banging the buck. Even better, each strategy creates win-win solutions for all parties involved, including the homeowner, yourself and private lenders. The homeowner gets a quick sale and cash in their pocket, you get the house, and your lender gets to invest their cash into a safe and profitable deal.

As an important aspect of interior design, it is best to include aesthetically pleasing light fixtures in your home. But….before you go out a purchase new light fixtures, revisit your old ones. With a can paint that cost you less than $5 you can turn your old light fixtures from drab to fab while saving big bucks!

Steps for updating your light fixtures with paint!

Step 1: Clean your light fixtures.

It is best to ensure that your light fixtures are cleaned thoroughly before applying paint as any dust or particles left on your fixture could create a blotchy coat of paint. 

Step 2: Sand down your light fixtures.

In order to create a sleek look after you apply your spray paint, be sure to sand down your light fixture. This will eliminate any noticeable rough edges and marks.

Step 3: Choose a color & spray paint!

Before updating your light fixtures, you should decide whether you want to go for a modern or traditional look. When going modern, use brush-nickel. If you are into a more traditional look, then oil-rubbed bronze is your best choice. Also, don’t forget to spray paint the smaller pieces of your light fixture and get in between any crevices!

Step 4: Let it Dry & Reapply

Once you finished spray painting your light fixture, give it time to dry. It usually takes between 15 to 20 minutes for the paint to completely dry. If need be, reapply a second coat to add luster.

6 Steps to Picking Out Fabulous Kitchen & Bathroom Fixtures

How Pick Out Perfect Kitchen and Bathroom Fixtures

For most people, the kitchen is a central hub where families and friends gather to enjoy a meal and socialize. The bathroom is equally important for obvious reasons. It’s no wonder people spend so much money and time on designing their kitchens and bathrooms. While the basic essential of functionality is key when designing these spaces, there is no denying that potential buyers are also focused on the style and appearance of kitchens and bathrooms. Aiming for a fabulous look is so important. All it takes is a little know-how to find the right kitchen and bathroom fixtures!

Here are my steps to picking out fixtures that will make your kitchen or bathroom boasts style and fabulousness!

Step 1: Know Your Price Points

Before you begin the process of designing your kitchen or bathroom, you should be able to understand your price points. Your price points depend on the after-retail-value of your house. Once the value of your home is determined, you can use this number to calculate the price for fixtures per square foot. Materials for kitchens and baths can be expensive which is why knowing your price points ahead of time can save you money! 

Here is basic guide showcasing typical price points per square footage based on house value:

  • $100,000 to 200,000 = $1-2 per sqft
  • $200,000 to 400,000 = $2-3 per sqft for
  •  Anything above $400,000 = $3-10 a sqrt

Step 2: Determine Whether You Want a Modern or Traditional Look

Once you have your price point figured out, you need to then determine whether or not you want a create a modern or traditional look. Deciding on a preference means you need to stay strict when pairing your fixtures together. For instance, you would pair modern cabinets with modern flooring and traditional cabinets with traditional flooring.

Step 3: Lighten or Darken Your Space

If you have a lot of light coming into your kitchen or bathroom you have more options and can go with either lighter or darker fixtures. However, if the space you are dealing with tends to be darker you are going to want to create the illusion of light. You can do this by using bright, white fixtures. For example, you could opt for white cabinets with a lighter color granite and flooring.  

Here are some of other suggestions for lightening up your kitchen and bathroom:

  • Paint the ceiling white
  • Limit dark color accents
  • Unblock and lighten your window treatments
  • Use lighter color flooring
  • Use brighter bulbs
  • Reduce clutter

Step 4: Create Contrast

Anytime you are trying to coordinate your flooring, backsplash, and cabinets, creating contrast is the goal. Though, try not to go overboard creating contrast else you could wind up with an eye-soar. Creating contrast helps make the general appearance of your kitchen or bathroom pop and attract buyers to the space. 

Step 5: Stay Away from Trends!

You should stay away from anything that is in style right now and may not be in the long term. I personally avoid glass mosaics even though this type of tile is popular these days. While glass mosaics make beautiful pieces, it is hard to say whether or not they remain popular in coming years. To play it safe, you want to use materials that appeal to the most buyers. You want your buyer to be content with the fixtures in your kitchen and bathroom and not have them thinking about possibly renovating in the future. Instead, I would stick with good old-fashion stone and marble and of course, go with neutral colors.

Step 6: Add Tile Surrounds

In all of my walk-in showers, I pick tiles that are going to contrast and coordinate and I use mosaics as often as I can because they add to the intricacy of the design. If you want to play with the appearance of your space, you can use bigger tiles to create the illusion that your walk-in-shower is wider or taller than it actually is. Typically, I use 20 x 20-inch tiles to create a space that looks bigger. The opposite is also true when using smaller tiles.

Creating a fabulous look in your kitchen and bathroom can mean the difference between wooing potential buyers and making them turn the other way. By knowing your price points, determining whether you are going for a modern or traditional look, focusing on pairing and contrasting items accordingly as well as staying away from trends you will be well on your way to creating a fabulous looking kitchen or bathroom!
